Pricing. The price we quote is the price you pay.

One fixed legal fee, every disbursement itemised, VAT included. We've tried to make pricing simple and transparent. Keith isn't a fan of hidden extras, admin charges, extra banking fees, etc.

Payments to third parties: search providers, HM Land Registry, HMRC. We collect them at cost and itemise every one on your quote.

If you're buying.

ItemTypical cost, including VAT
Standard searches: local authority, environmental, water and drainage£214.16
Additional searches, where the property needs them£41 - £48
Chancel repair indemnity policy (no VAT)£19.84
Land Registry registration, scale fee (no VAT)£20 - £500
Stamp Duty Land Tax, calculated exactly on your quotevaries

If you're selling.

None. Our fixed legal fee is the whole cost.

Search prices include VAT at 20%. The chancel indemnity is insurance, so it carries insurance premium tax instead. Land Registry fees and Stamp Duty Land Tax are outside the scope of VAT. Searches and the indemnity total around £235 on a standard freehold purchase.

03. The small print

No surprises.
